What are my voting rights in the condominium association?
Each condominium unit is entitled to one vote by one unit owner. If a unit has more than one owner, the owners must agree on a single vote.
What does my HOA fees cover?
HOA fees cover building insurance, exterior maintenance, landscaping, pool service, common-area utilities, reserves for major repairs, and management. Your unit-specific monthly fee appears on the Units page once you sign in.
Amenities include cable channels, internet, and WiFi. Cooling runs through our chiller water system, which still requires electricity to power the fans. Water and exterior maintenance are also covered.
Unit owners are responsible for all interior maintenance, electricity, and any upgrades to WiFi speed.
How much are my assessments to the condominium association for my unit type and when are they due?
Monthly fees vary by unit. See the Maintenance Fee Calculator and look up your unit number for your monthly fee. Monthly fees are due the first day of each month. A late fee of $25.00 may be assessed after the 10th day of the month.
Are there any pet restrictions?
Yes. Residents may not keep pets on the premises. A pet is defined as any fish, reptile, dog, cat, bird, monkey, etc. Keep is defined as the intention to maintain or to allow to remain on the premises. See Service Animal Rules for service animal exemptions
What are the pool hours and rules?
The pool is open daily from 8:30 AM to dusk and is reserved for residents and their guests. Pool keys and fobs are tied to your unit, so please don't share them with non-resident guests.
Key rules to know:
No glass in the pool area
No food or drinks in the pool or on the wet deck
Shower before entering
Children under 14 must be accompanied by an adult (state law)
No running, ball or frisbee throwing, or jumping off the sides
No floats or boogie boards
Babies must wear swim diapers
No noise-making devices
No diving
Bathing load is 24 people. There is no lifeguard on duty, so swim at your own risk. For emergencies, call 911.
How do I prepare for a hurricane or tropical storm?
Bring all balcony furniture, planters, grills, and decorations inside as soon as a tropical-storm watch is issued for Volusia County. Close and lock storm shutters if your unit has them.
The board posts storm-specific instructions on the Announcements page. We email all residents when an evacuation order is in effect and post notices in common areas.
If an evacuation is ordered, we strongly recommend you leave. Your safety is paramount.
How do I get to the beach from the building?
Beach access is directly in front of the property; use the marked pedestrian crosswalk at the corner.
Please rinse off sand at the rinse stations near the beach before re-entering the building or the pool area. The beach is public, but our amenities (lounge chairs) are for residents and registered guests only and are not to be removed from the pool area.
Where do my guests park?
Guest parking is available in marked guest spaces outside the building gates on a first-come, first-served basis. All overnight guests must be registered and receive a parking pass.
What are the quiet hours?
Quiet hours are 10:00 PM to 7:00 AM daily. Music, loud TVs, vacuums, contractor work, and parties that carry through walls or onto common areas should stay within those hours. Repeated complaints can lead to a formal violation through the board.
I want to paint, replace my windows, or change anything visible from outside, what's the process?
File an Architectural Review request through the dashboard (Arch. review β New request). Include category, materials, contractor info, and dates. The board reviews and responds, approved, denied, or approved-with-conditions, and you get an email when the decision is final.
Don't start exterior work until you've received written approval.
How do I file a complaint, compliment, or suggestion?
Use the Concerns page on the dashboard. You can submit anonymously or by name, and the board threads replies internally and publicly. You'll get an email when the board responds or marks it resolved.
Are pets allowed, and what are the rules?
Pets are allowed within the limits of the condo documents β generally one well-behaved dog or cat per unit, under a stated weight limit, leashed in all common areas, and waste cleaned up immediately. Renters need separate approval. Aggressive breeds and exotic animals are not allowed.
When and where are board meetings held?
Board meetings are listed on the Events page in your dashboard and posted publicly on the community landing page. Meetings are held in the West Lobby, and owners can also join via the Zoom link provided with each meeting announcement.
All owners are welcome to attend. Non-board attendees may speak during the open comment period at the start of the meeting. Meeting minutes are posted to the Documents section within a week for owners to review.
The HOA insures the building β do I still need my own policy?
Yes. The association covers the building structure and common areas. Owners must carry an HO-6 condo policy for interior fixtures, contents, personal property, and liability inside the unit. Renters must carry an HO-4 renter's policy.
Who do I call after-hours for a building emergency?
For active emergencies (fire, gas leak, medical) call 911 first.
For building issues that can't wait until morning (major water leak, broken main entry door, elevator with someone inside) call the HOA board member, number are listed in the directory on the left menu. Non-emergencies should be logged through Concerns link on the left menu or sent to the property manager during business hours.
